Application If you decide to proceed with the property we will take a holding deposit of £200.00 and carry out a full credit check. This will be sent to you via your email address for online completion. When filling out the form please ensure you have telephone numbers, fax numbers and email addresses of referees as this will help speed up the process.
As soon as we receive a reply from the credit reference agency we will let you know the result and confirm this in writing. Credit checking normally takes 2 -3 working days but may take longer if the agency has difficulty in contacting people on the form. You would be advised to let people know they may be contacted for a reference. Any detrimental or false credit information may adversely affect your application.
Payments On receipt of satisfactory credit references we can agree a check in date and you will be requested to pay a tenancy deposit of £1000 and one months rent in advance in cleared funds prior to signing the assured shorthold tenancy agreement. We would recommend the internet banking faster payment system, personal cheques are acceptable but would need to be presented 10 working days prior to the signing of the tenancy agreement. To comply with Government right to rent legislation you will be required to provide photographic identification E.g passport, identity card or driving licence.
Utilities You will be responsible for the payment of gas, electricity, water and council tax for the duration of the tenancy. Telecommunication companies will not accept instructions from third parties and therefore the landlord cannot be responsible for ensuring there is a working line. If the property has not had a telephone line connected previously or it has been vacant for three months or more then it will be your responsibility to pay BT or any other provider's connection fee.
Payment of rent Your rent in cleared funds is payable in advance and should reach our account on the rent due date as specified in your Tenancy Agreement. Rent is paid by standing order mandate and only one standing order is acceptable - we do not accept split payments.
Tenant Deposit Your deposit will be held with The Deposit Protection Service which means that once the Tenancy Agreement has expired and the tenant does not wish to renew, the monies can be released providing both parties are in agreement.

Tenancy Renewal Unlike most agents we do not charge a renewal fee. Should you wish to renew the tenancy agreement we will conduct an inspection report of the property and if both landlord and tenant are in agreement with the findings then the tenancy can be renewed for a further 6 or 12 month period on an assured shorthold tenancy
Rent Reviews These are carried out two months prior to the anniversary of the Tenancy Agreement and are generally inline with annual inflation.
